Capital gains property appraisals in Toronto and the GTA
When you sell, gift or otherwise dispose of a property, the Canada Revenue Agency (CRA) generally looks at its fair market value to work out your capital gain. An independent appraisal gives you a documented value to support your tax return.
How it works
We provide appraisals as of the date you need, whether that is the date of sale, the date you acquired the property, or another date your accountant specifies. Your accountant can tell you which values and dates apply.

Common questions
What is fair market value for CRA purposes?
It is generally the highest price a property would sell for in an open and unrestricted market between informed, willing buyers and sellers. An appraisal estimates it as of a specific date.
Do I need an appraisal if I sold at market price?
Not always, because a real arm’s length sale is often the best evidence of value. An appraisal is most useful when there is no arm’s length sale or when you need a value as of an earlier date.
