Change of use appraisals in Toronto and the GTA

Converting your home into a rental property, or a rental into your home, can be treated as a deemed disposition and reacquisition at fair market value. An appraisal sets the value on the date the use changed.

How it works

In some cases an election may let you defer the tax consequences. Your accountant will advise whether an election applies. We provide the fair market value as of the date of the change.

What we provide

  • Value on the date the use changed
  • A starting point for future capital gains and capital cost allowance
  • Principal residence to rental, or rental to principal residence
  • A written report for your accountant

What to send us

  • The property address and the valuation date you need
  • Your accountant’s or lawyer’s name, if they need the report
  • Purchase or transfer documents, if you have them

This page is general information, not tax or legal advice. Tax rules change and depend on your situation, so confirm with your accountant or tax lawyer. We provide the property valuation only.
