Non-resident sale appraisals (Section 116) in Toronto and the GTA
When a non-resident sells Canadian real estate, the buyer may need to hold back tax unless the CRA issues a certificate of compliance. The seller applies to the CRA, and the CRA may ask for support of the property’s value.
How it works
We provide a fair market value appraisal that you or your accountant can use with your application. Non-resident sellers should work with a tax professional on the filing.
What we provide
- Fair market value support for a certificate of compliance application
- Houses, condos, cottages, land and rental property
- A written report for your accountant or lawyer
- Retrospective values where needed
What to send us
- The property address and the valuation date you need
- Your accountant’s or lawyer’s name, if they need the report
- Purchase or transfer documents, if you have them
This page is general information, not tax or legal advice. Tax rules change and depend on your situation, so confirm with your accountant or tax lawyer. We provide the property valuation only.
Common questions
What is a Section 116 certificate?
It is a CRA certificate of compliance for a non-resident who disposes of taxable Canadian property. Without it, the buyer may have to withhold part of the price.
Is an appraisal always required?
Not always. The CRA may ask for support of value, and an appraisal is a common way to provide it. Your accountant can advise.
