Property tax assessment appeal appraisals in Toronto and the GTA

Your municipal property assessment is separate from CRA income tax. It is used to set your yearly property tax. If you believe your assessment is higher than market value, an independent appraisal gives you evidence for your case.

How it works

In Ontario, you typically start with a request for reconsideration to MPAC and may then appeal to the Assessment Review Board. Deadlines apply, and we cannot guarantee a reduction. We provide the value report and you decide how to proceed.

What we provide

  • Market value evidence as of the valuation date that applies
  • Residential, rental and commercial property
  • Comparable sales support
  • A report for MPAC or the Assessment Review Board

What to send us

  • The property address and the valuation date you need
  • Your accountant’s or lawyer’s name, if they need the report
  • Purchase or transfer documents, if you have them

This page is general information, not tax or legal advice. Tax rules change and depend on your situation, so confirm with your accountant or tax lawyer. We provide the property valuation only.

Common questions

Is a property assessment the same as an appraisal?

No. An assessment is a mass-appraisal figure used for municipal property tax. An appraisal is an individual valuation prepared for a specific purpose.

Can an appraisal lower my property tax?

It gives you evidence of market value. Whether your assessment changes is decided by MPAC or the Assessment Review Board.
