Probate and estate administration tax appraisals in Toronto and the GTA
In Ontario, estate administration tax is based on the value of the estate’s assets when a certificate of appointment is applied for. Real estate often makes up most of that value, so an accurate appraisal matters.
How it works
Probate valuations look at the property’s value at the date of death and are separate from capital gains reporting to the CRA. Rules on mortgages and other debts depend on the province, so ask your estate lawyer how they apply.

Common questions
Is a probate appraisal the same as a capital gains appraisal?
They are often done as of the same date but serve different purposes. Probate sets a provincial fee, and capital gains reporting goes to the CRA.
Who needs an estate appraisal?
Executors and estate lawyers, usually when a will is being validated or the estate’s assets are being valued.
