CCA recapture and land and building allocation appraisals in Toronto and the GTA

When you sell a rental or commercial property on which you claimed capital cost allowance (CCA), the CRA treats depreciation recapture differently from a capital gain. That makes the split between land and building important.

How it works

We provide an allocation of value between the land and the building, which your accountant can use on your tax return. We value the property as a whole and then allocate the value.

What we provide

  • Land and building value split
  • Support for recapture and terminal loss calculations
  • Rental and commercial property
  • Reports for accountants

What to send us

  • The property address and the valuation date you need
  • Your accountant’s or lawyer’s name, if they need the report
  • Purchase or transfer documents, if you have them

This page is general information, not tax or legal advice. Tax rules change and depend on your situation, so confirm with your accountant or tax lawyer. We provide the property valuation only.

Common questions

Why does the land and building split matter?

Capital cost allowance applies to the building, not the land, so the split affects recapture and capital gains.

Can you allocate value on a past date?

Yes. We can prepare a retrospective appraisal as of the date you need.
